General booking terms

Last updated: 10 October 2026

These terms apply to direct bookings made on lesgitesdejeanclaude.com. Together with the information shown before payment, they form the contract for the stay booked directly on the website.

Scope

The website lets you book three tourist accommodation properties in Hastière directly: Le Chalet de Hermeton, La Petite Maison au Bord de l’Eau and La Villa Wellness.

These terms apply only to bookings made directly on lesgitesdejeanclaude.com. Bookings made through Airbnb, Booking.com or any other platform remain subject to that platform’s terms.

Booking and formation of the contract

The traveller chooses an accommodation, dates, the number of guests, an arrival time and, where applicable, the options offered for the stay. The person making the booking must be an adult.

Before payment, the website shows a summary of the essential booking details.

A direct booking is concluded when the payment is accepted and the stay is confirmed. If the payment is not completed, no booking is confirmed.

If, exceptionally, the accommodation is found to be unavailable between payment and actual confirmation, the payment is cancelled or refunded.

Prices, taxes and fees

Prices are shown in euros. The total price shown before payment is the amount due for the direct booking.

The price takes into account the nights selected, the number of guests, the pricing rules for the chosen dates, any late check-out and a valid promo code.

The price is shown as a single total, without a separate line for tourist tax.

Prices may vary depending on dates, length of stay, availability and pricing rules. The price that applies is the one shown and accepted at the time of payment.

Payment

Payment is made online by card through Stripe. The operator does not store your full card number.

Full payment of the amount shown is required to confirm a direct booking. The final button of the booking process states that confirming creates an obligation to pay.

Confirmation

After confirmation, a summary email is sent to the address provided. It includes the accommodation, dates, arrival time, number of guests, amount and address of the accommodation.

The traveller must check the confirmation details without delay and report any error to contact@lesgitesdejeanclaude.com.

Changes to the stay

Any request to change dates, guests, arrival time or an option must be sent by email or phone. It is only accepted after written confirmation.

A change may be refused if the calendar, the accommodation’s capacity or the organisation of the stay does not allow it. It may lead to a price adjustment.

Cancellation and refund

1. Applicable cancellation conditions

The cancellation conditions that apply to your stay are those shown to you before payment.

For direct bookings made on our website, cancellation is free up to 7 days before the arrival date. After that, how much is refunded depends on when you cancel.

2. Cancellation by the traveller

Free cancellation

If you cancel within the free cancellation period shown when you booked, the amount paid is refunded in full. The dates concerned then become available for booking again.

For the direct bookings currently offered on our website, this period ends 7 days before the arrival date.

Cancellation less than 7 days before arrival

If you cancel your stay less than 7 days before your arrival, but before the stay begins, the following conditions apply:

  • The amount for the first night is kept.
  • Half the price of the following nights is refunded to you.
  • The released dates become available for booking again.

These conditions reflect the fact that the booked dates were held for you and that they may become hard to offer to other travellers as your arrival approaches.

Early departure

If you leave the accommodation before the end of the planned stay, the remaining nights are not refunded. They do, however, become available for booking again.

No-show or late arrival

Arrival is planned from 3 pm on the day shown in your booking. If you expect to arrive later, please let us know in advance.

If we have not heard from you, a no-show is considered established from 3 pm on the day after the planned arrival date, that is 24 hours after the start of the arrival window.

In the event of a no-show, no refund is due, unless otherwise agreed in writing or required by a mandatory legal provision.

Late check-out supplement

The late check-out supplement lets you stay in the accommodation beyond the usual departure time. This option ties up the accommodation for an extra time slot that cannot then be offered to other travellers.

If the stay is cancelled, the late check-out supplement follows the same refund conditions as the rest of the booking:

  • If you cancel within the free cancellation period, the supplement is refunded in full.
  • If you cancel less than 7 days before arrival, but before the stay begins, 50% of the supplement is refunded.

If you leave early, or if you end up leaving the accommodation before the planned late check-out time, the supplement is not refunded, as the time slot was reserved for your stay.

3. How do I cancel?

The confirmation email always contains a link to your booking’s cancellation page. Opening this link does not cancel anything: the cancellation only takes effect once you confirm it on that page. The conditions applied are those in force at the time of that confirmation.

To change your booking, report an early departure or a no-show, or if the link is not available, send your request to contact@lesgitesdejeanclaude.com.

When a refund is due, it is made to the original payment method. How long the funds take to appear then depends on the processing times of Stripe and your bank.

4. Cancellation by Les Gîtes de Jean-Claude

We reserve the right to cancel a confirmed booking only when the stay cannot take place under normal conditions. This may be the case, in particular, in the event of:

  • force majeure or an administrative decision;
  • accommodation that has become uninhabitable or has a safety problem;
  • a double booking, a calendar error or the accommodation being unavailable;
  • fraud, false information or an irregular payment;
  • the authorised capacity being exceeded;
  • a clear risk that the rules of the stay will not be respected;
  • a serious personal situation making it practically impossible to welcome the traveller.

When the cancellation is not due to a failure by the traveller, the amounts paid are refunded in full. Another solution may also be offered, subject to your agreement.

In the event of force majeure or if the accommodation is unavailable, we may in particular offer to move your stay to another date, possibly with a voucher for a future stay in one of the Les Gîtes de Jean-Claude properties.

In the event of a double booking or an error on our part, we may also offer you another date or another property run by Les Gîtes de Jean-Claude, subject to availability and capacity. If you accept this solution, a discount may be offered on the new dates.

These alternative solutions are limited to the properties run by Les Gîtes de Jean-Claude. External costs you may have incurred are not covered, unless agreed in writing beforehand.

When the cancellation results from a failure by the traveller, in particular in the event of fraud, false information, irregular payment, exceeding capacity or a clear risk that the rules of the stay will not be respected, the amounts paid are refunded.

Arrival and departure

Arrival is possible from 3 pm. The traveller chooses an indicative time slot from those offered in the booking process.

Departure must be before 11 am. A late check-out may be offered for a supplement when the calendar allows it: €50 for Le Chalet de Hermeton, €100 for La Petite Maison au Bord de l’Eau and €200 for La Villa Wellness. If the option is not available for the dates chosen, it cannot be booked.

Capacity and guests

The maximum capacity shown on the website must be respected. Babies under 2 are entered separately in the booking process.

The accommodation may not be occupied by more people than the number declared and accepted at the time of booking, unless agreed in writing beforehand.

House rules

The traveller undertakes to use the accommodation peacefully and to respect the neighbours, the equipment, the instructions received and the rules displayed or communicated before or during the stay.

Damage

The traveller is responsible for any damage, loss, deterioration or unusual cleaning costs caused by themselves or by the people staying with them.

Any damage must be reported promptly. Compensation may be requested on the basis of reasonable supporting evidence, without prejudice to normal wear and tear of the accommodation and equipment.

Security deposit

No security deposit is requested in the direct booking process currently offered on the website.

Amenities and services

The amenities available are those shown on the accommodation page at the time of booking. Some amenities or services may be seasonal, shared, on request or subject to availability.

The electric bikes and the electric boat are listed as included services when available. The electric boat is shared between the three holiday homes and can be used free of charge, with no licence needed, from 1 June to 30 September. Its availability is not guaranteed at all times.

Bed linen, towels, bathrobes or specific equipment are only included when stated on the accommodation page or in the confirmation.

Liability

Les Gîtes de Jean-Claude makes every effort to provide accurate information and to ensure the normal availability of the accommodation and amenities advertised. If a problem arises during the stay, the traveller must report it promptly so that a reasonable solution can be sought.

A breakdown, a temporary interruption of service or an unavailability beyond the operator’s control does not automatically give rise to compensation, unless it substantially deprives the traveller of the service booked or the law provides otherwise.

The traveller remains responsible for their personal belongings, their safety and the careful use of the equipment, in particular the wellness facilities, bikes, boat, garden, terraces, barbecue and water access.

Force majeure

Neither party is liable for a failure caused by an unforeseeable, unavoidable and external event preventing the stay from going ahead normally, such as a natural disaster, fire, administrative decision, major network outage, serious accident or an event making the accommodation unfit to receive guests.

In that case, the parties will seek a suitable solution in good faith: postponement, full or partial refund, or cancellation, depending on the actual situation.

Complaints

Any problem during the stay must be reported as soon as possible so that it can be dealt with effectively. Any complaint after the stay must be sent to contact@lesgitesdejeanclaude.com with the information needed to identify the booking.

Right of withdrawal

Bookings concern tourist accommodation provided on a specific date or for a specific period. They do not give rise to a legal 14-day right of withdrawal.

As Les Gîtes de Jean-Claude acts as a private individual, the specific consumer protection rules that apply to contracts concluded with a business do not apply as such.

The cancellation and refund options are therefore those shown before payment, those set out in these terms, or those imposed by an applicable mandatory legal rule.

Disputes and applicable law

The contract is governed by Belgian law, subject to any mandatory rules that may protect a consumer in their country of residence.

In the event of a dispute, the traveller is invited to contact Les Gîtes de Jean-Claude first to seek an amicable solution. They may also seek information from the Consumer Mediation Service or the Belmed platform of the FPS Economy, where these services are competent.

If no amicable solution is found, the competent courts are determined by the applicable legal rules.
